Manhattan’s street pattern records the meeting of an older port city and an ambitious plan for growth. The Commissioners’ Plan of 1811 laid out a grid across much of the island north of the established city, while Lower Manhattan retained its irregular network of streets. The plan anticipated development rather than recording a fully built landscape. Farms, country estates, hills, and streams occupied ground that would later become densely settled blocks.

That distinction between planned and built streets is essential when reading historical maps of Manhattan. Surveyors and mapmakers documented street lines, property divisions, waterfront facilities, and transportation routes for different purposes. A planning map could show future avenues, while a fire insurance atlas recorded buildings and construction details useful for assessing risk. Changes such as Central Park’s creation and the extension of piers also reshaped what cartographers needed to depict.

Comparing maps from different periods can reveal how unevenly the city grew. Look for places where the regular grid meets older roads, where shorelines shift through landfill, or where rail routes connect neighborhoods to the business district. A familiar address may sit within a much older pattern of land ownership or beside a waterfront that once lay farther inland than it does today.
